COMMENTS:  Ready to move-in!  You have everything you need here - a large land base,  the machinary to run
it (machinery not included in price) .
We are very motivated to sell due to health reasons.  This is why we are
making it very attractive to a potential buyer.

This may interest some - we have a commercial fishing licence that would be for sale.  This, however, would be
above the asking price.  Please call for details.

And, this ranch is located in an area where the duck and goose hunting is great.  The white-tail deer hunting is
also good.
Gillis Ranch

PROPERTY DESCRIPTION: 19 QUARTER RANCH -
----------------------------------------------------------------------------------------
THE RANCHLAND
19 quarters in total here - 7 are deeded and 12 are lease.  The acre breakdown is as follows - 1116 acres in total
are deeded; of these, 750 acres are in alfalfa and most of the remaining 366 acres could be worked up and
seeded; these 366 acres have reverted back to native pasture.   1930+/- acres are leaseland.  Most of the bush
we have (840 acres) is on the leaseland.  The remaining acres (1090) are pasture.
In the past, we have cultivated crops such as barley and oats and have gotten yields of 80 bu/acre and over 100
bu/ac, respectively.  The land is very fertile.
----------------------------------------------------------------------------------------
LAKE FRONTAGE
We have about 1 mile of waterfront on Lake Manitoba.  We have this view from our home - it is beautiful.
----------------------------------------------------------------------------------------
FENCING
Everything is fenced.  1200 acres of pastureland have alot of cross-fencing, allowing for good rotational grazing.
Treated posts have been used.  There is some electric wire fence as well.

--------------------------------------------------------------------------------------
THE CORRAL SYSTEM
There are 8 separate working pens.  A squeeze and Munroe head gate are also part of the corral system.  An
alley way leads to the squeeze and loading chute. Automatic Ritchie waterers supply water in the winter.
Steel panel gates are part of the system - very nice to work with.
Slab fences have been put up in the corrals to provide protection from the wind.
----------------------------------------------------------------------------------------
OUR LOCATION
30 minutes to St. Rose du Lac where you have all amenities - school, hospital, grocery shopping, New Holland
dealer.  Visit www.communityprofiles.mb.ca and go the Parkland section to get lots of information about St. Rose.
We are only 2 1/2 hours to Winnipeg, the capital of Manitoba, where you'll find a major international airport.
We are 13 miles off pavement.  These 13 miles are a good grade gravel road that is maintained very well
year-round.
----------------------------------------------------------------------------------------
THE RESIDENCES

a beautiful view of the lake), and about half of the wiring was upgraded.

Second Yard Site  It is a quarter of a mile down the road - it has its own well and all other services. It has a 3
